Connell Foley’s land use attorney Jennifer M. Carrillo-Perez successfully obtained unanimous approval for both the preliminary and final site plans for the redevelopment project, located at 734-748 Springfield Avenue in Irvington. The project will include the construction of 156 new apartments along with 10,000 square feet of retail space.
Designed by Taylor Architecture & Design and led by Italo Teixeira, the six-story development will feature modern amenities such as lounges, a fitness center, coworking spaces, and a second-level deck. The building’s contemporary design will incorporate iron spot brick veneer, two-color fiber cement panels, and expansive storefront glazing, all aimed at revitalizing Springfield Avenue.
As part of Irvington’s East Ward Redevelopment Plan, this project benefits from the state’s Transit Village program and may qualify for tax incentives under the Urban Enterprise Zone and Opportunity Zone frameworks
